The Practice.

Nashine Architects has worked from Nagpur since 1980. Three generations of the same family have signed the drawings: Ar. Sukumar Nashine founded the practice, Ar. Shashank Nashine returned from eight years at CO Architects in Los Angeles to lead the design studio, and Ar. Sonia Mohabey runs interiors.

The specialism is hospitality — hotels, resorts, restaurants and banquet halls — and it is where the named record sits. But a hotel gathers almost every other building problem: two hundred bedrooms that have to be quiet, a public ground floor that has to move crowds, a kitchen that has to feed them, and a structure that has to hold all of it up while earning for twenty years. That is the experience brought to a house, an office block or a school.

How to Judge an Architect.

Four questions worth asking any studio in this city, including this one.

  • 01Ask for the built record, not the ranking.There is no official list of the best architects in Nagpur. Ours is fifty-one named projects with brands, cities and years attached, and four hundred completed buildings behind them. Every named project on this site carries its client, city and year.
  • 02Ask who draws the structure and the services.Ten disciplines sit in our studio — architecture, interiors, 3D visualisation, structure, MEP and fire, landscape, acoustics, F&B guidance and project delivery — drawing into a single 100% BIM model. Nothing is subcontracted out and coordinated back in.
  • 03Ask whether clients came back.Nine did. Thirty-one of the fifty-one named projects — sixty-one per cent — were commissioned by a client who had already built with us once.
  • 04Ask what happens after the drawings.Bills of quantities, tender documentation, contractor evaluation and site supervision are part of the appointment, not a separate conversation.

Fifty-one named hospitality projects since 1982 for twenty-nine brands and developers, across seventeen cities in four states. City hotels, jungle resorts inside four tiger reserves, banquet estates, standalone restaurants and hotel expansions.

Houses, Villas
and Farmhouses.

Private houses, bungalows, villas, farmhouses and apartment buildings, including second homes near Tadoba, Pench and Chikhaldara where the practice has worked for twenty-eight years. Renovation and extension of an existing house as well.

On a private house, having the structure, the services and the interiors drawn in the same office matters more than it does anywhere else — there is nobody else to coordinate, and the expensive decisions are all made in the first few weeks.

Residential work

and Mixed-Use.

Office buildings and corporate interiors, showrooms and retail, banquet and convention buildings, standalone food and beverage, and mixed-use blocks with commercial below and rooms or apartments above.

Bills of quantities, tender documentation and contractor evaluation are part of the appointment. Commercial clients tend to care about that part.

Schools, Colleges
and Campuses.

Schools and school modernisation, colleges and institutes, hostels and student housing, auditoria and sports buildings, campus master planning, and healthcare.

Ar. Shashank Nashine spent his Los Angeles years on exactly this — a 55-classroom high school modernisation and two Kaiser Permanente medical centres, at CO Architects.

Guest rooms, lobbies, restaurants, banquet halls, offices, showrooms and private homes. FF&E specified by the same team, vendors coordinated by the studio.

An interior designer who did not draw the building is guessing at where the ducts run and how much floor-to-floor there really is. We know, because we drew those too, in the same model.
