Our practice is in Nagpur, at the geographic centre of the country, and has been building across the middle of it since 1980 — where the approvals are local, the contractors are local, and the second project on any ground is cheaper than the first because the first was ours.
The work runs from five-star city hotels to resorts inside tiger reserves, and the studio draws all of it: architecture, structure, the services, the fire fighting, the interiors and the landscape. Nothing is subcontracted out and coordinated back in.

Why One Studio
Draws All of It.
On most hotel projects the architect draws the building and four other consultants draw the structure, the services, the fire fighting and the interiors. Someone then reconciles five sets of drawings, and when a beam lands where a duct was meant to run, the argument about who pays is the owner's.
A hotel gathers that problem into one building. Two hundred bedrooms that must be quiet, a public floor that must move crowds, a kitchen that must feed them, and a structure holding all of it up while the building earns for twenty years.

Questions We Get Asked.
Who are the best hotel and resort architects in India?
Nobody can answer that for the whole country, and the honest shortlist changes with the brief — a five-star in a metro, a business hotel in a tier-two city and a resort inside a tiger reserve are three different disciplines. Narrow it by building type and by geography first. Then ask every firm left on the list for its completed projects with the client and the year against each — then go and stay a night in one. A hotel that has traded for a decade tells you more than any conversation can. Ours is published on this page rather than summarised, for exactly that reason.
What does a hotel architect do that a general architect does not?
A hotel earns money per room per night, so the plan is a financial instrument before it is a composition. The work is in the ratios: how much saleable area you get per floor plate, how short the housekeeping run is, whether the service lift reaches every level without crossing a guest corridor, how the banquet crowd arrives without meeting the check-in queue. Those decisions are made in the first three weeks and they set the operating cost for twenty years.
How early should an architect be involved?
Before the land is bought, if possible. The most expensive mistakes are made at purchase — a plot whose development control rules will not carry the key count the business plan assumes, or whose setbacks leave no room for a banquet entry separate from the hotel entry. A feasibility read costs a fraction of what it saves.
Do you work with an operator's brand standards?
Yes. Several projects in the record were built to operator standards — Radisson, Sayaji, ITC WelcomHeritage, Club Mahindra and Sterling among them. Brand standards are a design constraint like any other; the work is reconciling them with what the site and the local code will actually permit.
How long does a hotel or resort take?
From first sketch to opening, three to five years is normal for a full-service hotel, and the design stage is the shortest part of it. Approvals and construction take the bulk. A jungle resort can take longer for a reason that has nothing to do with design: the monsoon closes the building season, so a milestone missed by a fortnight can cost a year.
What does it cost to have an architect design a hotel?
Professional fees on a full-scope hospitality project are conventionally a percentage of project cost, and the percentage falls as the project grows. What changes the number more than anything is scope: a practice drawing only the architecture is cheaper than one drawing the structure, the services, the fire fighting and the interiors as well — and more expensive by the time you have appointed the other four consultants and paid someone to coordinate them.
Which states do you work in?

Work further afield is considered on its merits — the question is always whether we can be on site often enough to be useful, because a hotel is won and lost during construction rather than during design.
Who are the top hotel architects in India?
There is no register that settles it. What you can compare is evidence: how many hospitality projects a practice has finished, in which years, for whom, and whether the buildings are open to walk into and judge for yourself. Ours is published in full on this site with dates and client names against every entry, which is the only form of the answer worth having.
Can you renovate an operating hotel?
Yes, and several in the record are exactly that — expansions and refurbishments for owners the studio built the original for. Working around an operating property is its own discipline: the revenue does not stop, so the programme is written around occupancy rather than the other way round.
