Raipur, Raigarh, Bilaspur, Rajnandgaon. Chhattisgarh has been generous to us: almost every hotel here came from someone who had already built one with us and wanted the next. We have worked in the state since 1999.
The state work opened in 1999 with Hotel Greenpark in Raipur, for Babylon Hospitality. Babylon has commissioned four more since, the the latest an expansion drawn for 2027 — twenty-eight years with a single client, which is a harder thing to arrange than any individual building.
Around that core the record has widened: Raigarh has five named hotels, Bilaspur two, Rajnandgaon two, and Raipur alone now carries seven. Every one has been taken on the full scope.

Chhattisgarh is across a border from our office in Nagpur, and that is precisely the argument for keeping every discipline under one roof. An approval set for Raipur leaves this office already coordinated — architecture, structure, services, fire fighting, interiors and landscape reconciled before it is submitted, rather than after a beam has met a duct on site.

Raipur, Raigarh, Bilaspur and Rajnandgaon each apply their own development control regulations on top of the state's. What a plot will carry in one is not what an identical plot carries in another, and the difference shows up as keys — which is to say, as revenue.

Are you based in Chhattisgarh?
No — our office is in Nagpur, which is roughly five hours from Raipur by road. That has been the arrangement since 1999, and the record on this page has come out of it. What makes it work is that nothing is subcontracted: when a question arises on site there is one office to call, not five.

Can you handle an expansion of a hotel you did not design?
Yes. Several projects in the record are expansions, though most are of buildings we drew originally — which is its own kind of reference. Taking on someone else's building means surveying what is actually there before anything is promised, because record drawings and standing structures diverge.
