A hotel is a commercial building with the hardest brief in the category: it trades twenty-four hours a day, carries a public ground floor, a serviced tower and a back-of-house, and it has to keep earning for twenty years. That is the experience we bring to an office, a showroom or a mixed-use block.

Hotel Tuli MIHAN, inside Nagpur’s MIHAN SEZ, is a commercial building by any measure — planned against an airport approach rather than a street. Grand Mehfil in Amravati is organised around a banquet hall under a glazed atrium. Momentt at Sayaji Enrise is a working restaurant we designed and fitted out.

The bill of quantities, the tender documentation and the contractor evaluation on those projects were ours too. Commercial clients tend to care about that part.

Feasibility and what the development control rules actually permit on your plot. Concept and schematic design. Structure, MEP, fire fighting and acoustics, drawn in the same model rather than coordinated across four offices. Statutory submission and the follow-through until it is sanctioned. Working drawings. Bills of quantities and tender documentation. Contractor evaluation. Site supervision.

A commercial building is judged on what it earns. Efficiency of the let-table area, how the services are routed so the ceiling height survives, parking that actually works on the site, and a facade that will still be presentable when the building is re-tenanted. Those are the decisions worth getting right early.

Hotel Grand Mehfil in Amravati is organised around a banquet hall under a glazed atrium, completed in 2011 and expanded in 2024 for the same client. Hotel Babylon International in Raipur opened in 2000; its expansion was drawn twenty-seven years later.

Repeat commercial work is the useful signal. Nine clients on the named record commissioned a second building — a decision made with a completed project and a final account already in front of them.

What Slows a Commercial
Project Down.

Almost never the design. It is the plot papers arriving in pieces, a survey that does not match the site, a soil report commissioned after the foundation was designed, or a development control question nobody asked until submission. The cheapest week on any commercial project is the one spent checking what the land will actually permit.

The second cause is a decision left open. A change to the core, the parking or the let-table area costs very little on a concept drawing, a good deal at working-drawing stage, and a great deal once the structure is up. We front-load those decisions deliberately, which can feel slow in month one and saves months later.

A commercial building is judged on lettable area and running cost, and both are decided in the first fortnight. Having the structure and the services drawn alongside the plan is what keeps a column grid from eating the floor plate it was meant to carry.
