The practice was founded in Nagpur in 1980, and hotel work began in 1982 with Tuli Skylark — for a group that has kept commissioning us ever since. The larger part of everything built since sits inside this state.
It is not one market. A five-star in Nagpur, a hill-station resort at Chikhaldara, a jungle lodge in the Tadoba buffer and a banquet estate in Amravati answer to different municipal bodies, different development control rules and, out in the reserves, a forest department that decides the footprint before an architect draws a line.

The Vidarbha
Vernacular.
The courtyard plan of the Maharashtrian wada — rooms wrapped around an open centre — shaped Jungle Homes at Tadoba, which won the iDAC Infinity Award for 2025–26. It was not chosen as a decorative reference. It is a plan form this district's builders already know how to make, which on a site four hours from a city is the difference between a detail executed well and one executed badly.

Who are the top hotel architects in Maharashtra?
It depends entirely on what you are building and where. For a five-star in Mumbai the shortlist is one set of practices; for a resort in the Tadoba buffer it is a very different and much shorter one. The useful test is not a ranking but a record: ask any firm for its completed hotels in the state, with the year and the client's name, and then go and stay in one. Nashine Architects has twenty-five named projects here, the earliest finished in 1982.
Do you work across the whole state or only Vidarbha?
The built record is concentrated in the east — Nagpur, Amravati, Chandrapur, Chikhaldara and the reserves — with a resort at Aurangabad in Marathwada. The honest constraint is not distance on a map but how often we can be on site, because a hotel is won and lost during construction rather than during design.
How do approvals differ between Maharashtra cities?
Each municipal corporation applies its own development control rules on top of the state regulations, so what is permissible in Nagpur is not what is permissible in Amravati or Aurangabad. Height, setbacks, parking, fire access and the margins a hospitality use must find all vary. Knowing which rules apply before land is bought is worth more than anything that happens afterwards.
Can you design a resort inside a tiger reserve?
Yes — that is a large part of the record. Tadoba, Bor and the Sillari side of Pench are all in this state, and the practice has been building in reserves since 1997. A buffer-zone site is a different discipline from a city plot: height is capped, the plan is dispersed, the monsoon closes the building season, and the resort has to make its own water, power and sewage treatment.
