A branching screen thrown across a glazed street elevation, and the piece of the building everybody describes first.
The screen is structural in appearance and environmental in purpose: it shades the glazing on the exposed face, breaks the sun before it reaches the rooms, and gives a narrow urban plot an elevation people can describe.
Behind it the plan is conventional and efficient, which is what let the facade be spent on.
A screen on the exposed face is money spent that pays back twice. It cuts the solar gain the air conditioning would otherwise remove for the life of the building, and it gives a narrow urban plot an address that people can describe from memory.
What made it affordable is the plan behind it: saleable area per floor, a short housekeeping run, and a service lift reaching every level without crossing a guest corridor. Those ratios are settled in the first three weeks and they set the operating cost for twenty years.
